The Building Commissioner is also the Zoning Enforcement Officer for the Town of Webster. It is his job to review the Zoning By-Law as it relates to land use development questions. It is also his job to enforce the zoning rules and regulations
Land use permits include all those required prior to receiving any building permits. These land use permits fall under the jurisdiction of the Planning Board, Zoning Board of Appeals and the Conservation Commission.
Once you are ready to move forward with a project, large or small, you’ll need to know a number of things to help determine if you require any land use permits such as the zoning district of the property and if it is within any of the conservation resource areas. The Zoning Enforcement Officer will review your information and make a determination if you can proceed directly to the construction phase or if you will need to appear before any of the land use boards noted above. The Zoning Enforcement Officer (ZEO) will direct you to staff who can assist you in applying for the determined land use permits. In some cases, such as variances and special permits you may need to obtain a written zoning determination from the ZEO. Please review the submission requirements for the land use permits required.
